Tenant fees for new tenancy after viewing
We do not charge any introductory fees to new tenants for helping them find a new home. There are no fees for registration or viewing the property.
After viewing the property there will be certain costs to cover referencing and later if you take up the tenancy for inventories and for administration including preparation of the tenancy agreement.
Once the landlord agrees to your tenancy you will be required to pay a holding deposit of £ 195. By paying a holding deposit, you commit to taking up the tenancy so that it isn’t let to someone else. This secures the property for you but is subject to pre tenancy reference checks.
Paying a holding deposit does not guarantee you the property and in no way legally obliges either party to enter into a subsequent tenancy.
Administration / Tenancy set up fees
There’s a lot of work involved in setting up a new tenancy. The holding deposit of £ 195.00 will cover the administration / Tenancy set up fee so you will not be required to pay any other pre tenancy fees.
The administration/ tenancy setup fee includes the cost of referencing – which will cover checking your credit status, previous employer, current or past landlords, and taking into account any other information to help assess the affordability of your tenancy application.
The fee also includes providing a Tenancy Agreement and protecting your security deposit with a scheme such as My Deposits.
Note: If the landlord does not proceed with the tenancy for any reason we will refund you £ 120.00 from the holding deposit. If you decide not to take up the tenancy by an agreed date or change your mind about taking the property the holding deposit of £ 195 will be retained against costs already incurred.
