Tenant fees for new tenancy after viewing

We do not charge any introductory fees to new tenants for helping them find a new home. There are no fees for registration or viewing the property.

After viewing the property there will be certain costs to cover referencing and later if you take up the tenancy for inventories and for administration including preparation of the tenancy agreement.

Holding Deposit

Once the landlord agrees to your tenancy you will be required to pay a holding deposit of £200.00. By paying a holding deposit, you commit to taking up the tenancy so that it isn’t let to someone else. This secures the property for you but is subject to pre tenancy reference checks.

Paying a holding deposit does not guarantee you the property and in no way legally obliges either party to enter into a subsequent tenancy.

Should you not move into the property, the Holding Deposit will be returned to you in full, unless:

  • There are untruths or misleading information in your application which has caused the landlord to stop the tenancy proceedings
  • You have failed a right to rent check
  • You have failed to take all reasonable steps to enter into the agreement
  • You have withdrawn form the agreement

In the above cases, the entire Holding Deposit will be kept by the landlord.
